In a major step toward driverless freight trucks hitting Houston-area roads, a facility for loading and unloading autonomous trucks opened recently near George Bush Intercontinental/Houston Airport

Miami-based transportation and logistics company Ryder operates the “truckport” for Mountain View, California-based Kodiak Robotics, which runs a network of autonomous freight trucks. The facility, located at 888 E. Airtex Dr., opened in December. It’s next to a Ryder maintenance center.

“The truckport can currently receive several truckloads per day, and the size of the Ryder facility provides the opportunity to scale much larger than that,” says Daniel Goff, director of external affairs at Kodiak.

“The number of employees stationed at the facility fluctuates day by day,” Goff adds. “Kodiak’s team that staffs the facility in this initial phase operates on a flexible schedule to align with the needs of the trucks that are utilizing the truckport.”

The Houston site is the first Kodiak truckport to be located at a Ryder facility. It serves freight routes to and from Houston, Dallas, and Oklahoma City.

Kodiak currently operates all routes with drivers on board, including its Houston-Dallas and Houston-Oklahoma City routes. The company plans to roll out its first driverless operations on Dallas-Houston route later this year, with the new Houston facility serving as a launchpad.

“Ryder’s industry-leading fleet services and vast footprint of service locations makes it an ideal partner as we scale autonomous trucks,” Don Burnette, founder and CEO of Kodiak, says in a news release. “Expanding our network of truckports with Ryder will enable us to operate autonomous trucks at scale with our customers.”

The most recent version of Kodiak’s truck debuted in Las Vegas at the recent 2024 Consumer Electronics Show (CES). Kodiak says the truck is equipped with safety-oriented software and hardware (including braking, steering and sensors).

Kodiak’s sixth-generation truck builds on the company’s track record of real-world testing, which includes carrying 5,000 loads over more than 2.5 million miles.

Founded in 2018, Kodiak has been delivering freight in Texas since mid-2019, including on the Houston-Dallas route. Kodiak announced in 2022 that it had teamed up with Swedish retailer IKEA to pilot autonomous freight deliveries in Texas between the IKEA warehouse in Baytown and the IKEA store in Frisco.

IKEA to test self-driving deliveries between Houston and Dallas

A California-based driving trucking company has announced a new partnership with IKEA to pilot autonomous freight deliveries in Texas.

Kodiak Robotics and IKEA agreed on a pilot program announced today that will transport IKEA products seven days a week between the IKEA Distribution Center in Baytown and the IKEA Store in Frisco.

"We are proud to be working with Kodiak to achieve our ambitious goals of being at the forefront of innovation and building capabilities for future transportation," says Dariusz Mroczek, category area transport manager of IKEA Supply Chain Operations, in a news release. "Kodiak's technology will contribute towards our objective to put the driver in focus in the transition towards automated transportation and towards our road safety agenda."

The pilot program will flesh out Kodiak's technology, and each vehicle will have a professional safety truck driver behind the wheel to oversee the autonomous delivery.

"IKEA and Kodiak share a commitment to putting safety first," sats Don Burnette, founder and CEO of Kodiak Robotics, in the release. "Together we can enhance safety, improve working conditions for drivers, and create a more sustainable freight transportation system. Adopting autonomous trucking technology can improve drivers' quality of life by focusing on the local driving jobs most prefer to do. Founded in 2018, Kodiak has been delivering freight daily in Texas since mid-2019, which includes a Dallas to Houston, adding a Dallas to San Antonio round last year.

"Dallas will be our home base for testing and operations for the foreseeable future," Burnette said in 2019. "Kodiak plans to continue refining and testing its trucks until the last truck-involved accident happens on public roads."

The company picked Texas for its truck tests, in part, because of the "warm welcome" extended by Gov. Greg Abbott, TxDOT, the Texas Department of Public Safety, the Texas A&M Transportation Institute, and other segments of the public sector, Burnette told InnovationMap.

In addition, Burnette says, Kodiak chose Texas "because of its great people, freight-rich economy, reasonable regulatory structure, and robust infrastructure."

Self-driving semi trucks are now hauling cargo in and out of Houston

The Interstate 45 freight corridor between Houston and Dallas now serves as a testing ground for self-driving cargo trucks.

Silicon Valley startup Kodiak Robotics Inc. recently began sending its autonomous 18-wheel trucks on trips between Texas' two largest metro areas, co-founder and CEO Don Burnette says. The trucks are carrying paid cargo, but Kodiak won't identify the customer or customers. The company also won't say how many trips the trucks are making each day.

The Texas initiative represents Kodiak's first foray into commercial deliveries. Wired.com notes that pretty much every player in the autonomous truck sector has conducted tests in Texas or is carrying commercial loads in the Lone Star State, which boasts more than 2,300 miles of interstate highways.

For its part, Kodiak aims to make Texas "the home of self-driving trucks."

According to a 2016 report from the Texas Department of Transportation, nearly half of all truck freight in Texas goes through the I-45 corridor's 11 counties. In some spots, trucks make up more than one-fourth of the traffic in the corridor, which runs 276 miles from Galveston to where I-45 intersects with Interstate 20 in Dallas County, the TxDOT report says.

"The importance of the I‐45 freight corridor to the movement of goods extends beyond Texas because much of the freight originating or passing through the corridor is destined to other domestic and international markets," the report says.

For now, Burnette says, two people are aboard each Kodiak truck traveling between Houston and Dallas — a safety driver and a safety engineer.

Kodiak's Dallas office, which opened in March, employs eight people. The company plans to relocate soon to new office space in the Dallas suburb of Lancaster, Burnette says.

At this time, Kodiak doesn't plan to hire any workers in Houston, he says.

From its base in the Dallas area, Kodiak envisions expanding its service to routes throughout Texas, but it's focusing solely on the Houston-to-Dallas route for the time being, Burnette says.

In 2017, Texas enacted laws enabling driverless vehicles, including long-haul trucks, to operate on the state's roads.

"Texas is a leader in the testing and implementation of connected and automated vehicles, and Kodiak's willingness to partner with academia and public agencies to ensure safe deployment of new technology will add significant value to our transportation system," Christopher Poe, assistant director of the Texas A&M Transportation Institute, says in a release.

Burnette, co-founder of Otto Trucking LLC, a self-driving truck startup purchased in 2016 by Uber Technologies Inc., and fellow entrepreneur Paz Eshel established Kodiak in 2018 to "redefine" long-haul trucking through self-driving technology.

Kodiak says its autonomous technology is designed to ease pressures facing the trucking industry, including a shortage of drivers and high turnover among drivers, while improving highway safety, fostering business efficiency, reducing traffic congestion, and cutting down on harmful emissions.

"Long-haul trucking is primed for autonomous technology," Kodiak says in a post on Medium. "Highway driving is more structured and predictable than urban driving. This means there are fewer decisions for drivers to make and [it's] a better fit for autonomous vehicles."

"As hard as it is to navigate city streets, autonomous vehicles are much closer to being able to drive on more structured interstate highways, which have no jaywalking pedestrians, no aggressive cyclists, and no runaway pets," Kodiak adds. "That's why we've focused on building technology specifically for long-haul trucks driving on highway routes, often referred to as the 'middle mile.'"

Houston claims 19% of Texas’ new live-work-play growth

In Texas, Houston is a big player in the live-work-play real estate movement.

A new 21-city analysis from coworking marketplace CoworkingCafe shows the Houston area added five live-work-play projects—mixed-use developments with residential, office and recreational components—over the past decade.

From 2016 to 2025, Houston accounted for 19 percent of Texas’ new live-work-play inventory, the analysis shows. Among the new local developments were Arrive Upper Kirby, St. Andrie, and The Laura:

  • Arrive Upper Kirby, which was sold in 2021 for $182 million, offers more than 61,000 square feet of retail and restaurant space adjacent to apartments and offices. The 13-story, 265,000-square-foot project was completed in 2017.
  • St. Andrie, a 32-acre, mixed-use community, was completed in 2019. The apartment-anchored development includes an H-E-B grocery store and 37,000 square feet of office space.
  • The Laura, spanning 110,000 square feet, was completed in 2023. Among the apartment complex’s amenities is a coworking space.

According to Northspyre, a software provider for real estate developers, live-work-play projects enable people to meet their needs, such as housing, workplaces, stores, restaurants, and recreation facilities, in a single place.

A total of 542 live-work-play developments opened between 2016 and 2025 in the 21 cities, with another 69 in the pipeline for 2026, CoworkingCafe says. Among major markets, New York City made up the largest share (119) of new live-work-play developments from 2016 to 2025.

The Houston area’s five projects were built in 2018, 2019, 2020, 2024, and 2025, CoworkingCafe data indicates, with another project scheduled for completion next year. The Greater Houston Partnership recently highlighted four mixed-use projects taking shape in the region, but only one of them is scheduled to be finished in 2027. It can take two to five years or more to complete a mixed-use development.

Of the five Houston developments finished in the past decade, 56 percent of the space went toward multifamily units, 29 percent toward offices, and 16 percent toward retail, CoworkingCafe says.

As noted by the Houston-Galveston Area Council, economic development in the 21st century “is about cultivating quality live-work-play environments that attract, retain, and grow a diverse and skilled population. Employers and businesses are increasingly choosing to make long-term investments in places that connect and engage people to strengthen economic competitiveness and promote innovation.”

With eight completed projects, Austin led construction of live-work-play developments in Texas from 2016 to 2025, according to CoworkingCafe. Dallas, which welcomed five live-work-play developments during that period, tied with Houston. San Antonio data wasn’t available.

Rice Business Plan Competition awards $1.4M to 2026 student teams

Another team from the Great Lakes State took home top honors and investments at this year's Rice Business Plan Competition.

BRCĒ, a material-tech startup from Michigan State University, took home the top-place finish and the largest investment total at the annual Houston event. It has developed Lattice-Grip technology to create utility-based polymers that can replace traditional fabric. The materials are stronger, fire-resistant and more stable than traditional textiles, according to the company. Last year, the University of Michigan's Intero Biosystems won first-place finish and the largest investment total of $902,000.

In total, the RBPC doled out more than $1.4 million in investment and cash prizes, according to Rice. Over the three-day event, held April 9-11, the 42 competing startups presented their business plans to 300 angel, venture capital and corporate investors. Seven finalists were selected.

Three Texas teams, including one from Houston, were named among the finalists. Here's who won big this year, with their investment totals and some of their awards listed below.

A total of $75,000 in in-kind legal services was awarded to all finalists. The grand prize winner, BRCĒ, also received a chief financial officer consulting prize worth $40,000. Each competing startup received at least $950 in prizes for placement in the competition.

“The Rice Business Plan Competition has grown into far more than a competition—it’s a proving ground for founders and a catalyst for real company formation, as well as a catalyst for building the Houston entrepreneurial ecosystem,” Brad Burke, associate vice president of Rice Innovation and executive director of Rice Alliance, said in a news release. This year's event was Burke’s final RBPC after nearly 25 years of leadership.

Last year, the Rice Business Plan Competition facilitated over $2 million in investment and cash prizes. According to Rice, more than 910 startups have raised more than $6.9 billion in capital through the competition over the last 25 years.

Here's the income it takes to live comfortably in Houston in 2026

2026 report analyzing how much it costs to live "in sustainable comfort" in the biggest U.S. cities has found Houston residents have the 11th lowest salary requirement to live a comfortable life in 2026.

SmartAsset's annual report found single adult residents in Houston need to make $89,981 a year to qualify as "financially stable." Compared to last year, single Houstonians needed to make $83 more to live comfortably in the city.

Families with two working parents and two children need to make a household income of $204,672 to have a financially stable life in Houston, the report found. That's almost $2,000 less than what families needed to make last year.

To determine the rankings, SmartAsset's analysts examined 100 of the largest U.S. cities and used the latest cost of living data – such as the costs for housing, food, transportation, and income taxes where applicable – from the MIT Living Wage Calculator for childless individuals and for two working adults with two children.

For the purpose of the study, the 50/30/20 budgeting strategy was used to determine "comfortable lifestyle" costs for both individuals and families: 50 percent of income to cover needs and living expenses, 30 percent for "wants," and 20 percent for savings or paying down debt.

Here's breakdown of a Houston resident's comfortable lifestyle based on SmartAsset's findings:

  • $44,991 dedicated to needs and living expenses
  • $26,994 dedicated to wants
  • $17,996 dedicated to savings or debt repayment

This is SmartAsset's interpretation of a comfortable lifestyle for families of four:

  • $102,336 dedicated to needs and living expenses
  • $61,402 dedicated to wants
  • $40,934 dedicated to savings or debt repayment
SmartAsset said single individuals and families should compare the fluctuating local cost of living and their long-term goals to fully "understand the context" of their respective household incomes. But it's worth pointing out that a financially stable life in Houston isn't quite attainable for many residents: The city had a median household income of $64,361 in 2024, according to the U.S. Census Bureau.

Comfortable salaries in other Texas cities

Elsewhere in Texas, the report found that families in the Dallas-Fort Worth suburbs Frisco and McKinney "are closest to a comfortable salary."

"In Frisco, the median household earns $145,444 – substantially higher than the national median of $83,730," the report's author wrote. "This figure also accounts for 63.1 percent of the $230,464 income a family of four in Frisco needs to live comfortably. In McKinney, TX, the $124,177 median household income accounts for 53.9 percent of the $230,464 needed."

Both cities also tied with Plano for the 29th highest salary needed nationally to live comfortably in 2026. Single adults living in these cities need to make $109,242 a year to live a financially stable life this year.


On the opposite end, San Antonio has the lowest salaries needed to live comfortably in the U.S. Single adults only need to make $83,242 a year, and $192,608 for families of four.
